Competing in today’s rough & tumble marketChange is constant. “The market has changed significantly over the years. The infill landscape is now crowded with more competitors — many of them larger and better capitalized. Everyone is an infill developer now, compared to a handful in the past. Now, the publics are competing for the same small infill projects that were once dominated by smaller companies like ours. Our advantage is clear: we can implement with more agility in a single day, whereas larger companies are not able to pivot on a dime. Brandywine’s small size (42 employees now, up from 6 when we started the company) allows for quick decision-making. We’re fast and nimble.”
Adapting to land market challengesAs most savvy businesspeople know, the ability to lean into change opens many doors. “There are challenges of land acquisition in the current market. We sold four entitled projects last year, which, in hindsight, was a good move, but we are constantly challenged to make new deals pencil out when we are up against very well-capitalized publics. The need to adapt to changing market conditions and be more creative in making dollars work smarter underscores our ability to move quickly.”
Partnership focusBrandywine is committed to fostering lasting relationships with a personal and approachable style. This reputation has been a key factor in establishing them as the preferred developer among Southern California municipalities. “The company's business strategy has shifted towards entitling and selling larger projects to other developers, which has been successful. Our strategy is still to build the same number of homes per year, around 200, but increase our entitlement of other projects to sell at the same time. The importance of building strong relationships with cities over time is significant. Our long-standing partnerships, familiarity, and commitment to mutual benefit give us a significant edge. For example, The Gables will be our 11th community in the city of Garden Grove.”
Current Brandywine communitiesWith two communities selling concurrently in El Monte, Brandywine is strengthening its partnership with the city. Cabrillo Crossing in Santa Ana is down to its final homes. At the same time, Solara in Westminster saw impressive momentum — selling 10 townhomes during launch weekend alone — and is now entering its final phase. Coming in 2026 are Alisal in Glendora, Persimmon in Pomona, and The Gables in Garden Grove. Looking ahead, Brandywine has a strong, realistic trajectory for continued success today and tomorrow.
